The Buying Process


01. Research

First you have to figure out what you are looking for! Where do you want to be? What size of a property, what features do you require, what amenities? Are you open to making modifications? How long do you plan on holding on to this property? Do you have any special considerations such as (schools, commute, lifestyle preferences)?

02. Decide on your budget

What is your budget? Can your budget be modified if need be? Will you be paying cash or will you want to get a loan?

03. Get Prequalified if a loan is to be involved

Meet with a lender to review credit, income, and financials. Explore financing options including Jumbo loans, points, rates, tax consequences, etc. Obtain a pre-approval letter to strengthen buying power if you are not paying cash.

04. Pick a Realtor that knows the area and that you mesh with

This is where you hire Matt! You want an experienced agent who specializes in the target market. Discuss goals, expectations, and timeline for the purchase. Sign a buyer's agency agreement.

05. Go over your budget and research the market with your agent involved

06. Look at homes

07. Make an offer and negotiate

Submit a written purchase offer with the price, contingencies, and terms. Work with Matt to make your offer the best it can possibly be to give you the best chance of it being accepted. The seller may accept, reject, or counteroffer. Now we negotiate price, closing costs, and contingencies. The offer is accepted and both parties sign the purchase agreement.

08. Have the home inspected

Discuss with Matt what inspections you would like to include and check the structural integrity of the home and systems. Request repairs or renegotiate based on inspection findings.

09. Title Review

Be certain to review HOA rules, property disclosures, and title reports.

10. Move forward with the lender to order appraisal, etc.

The lender will order a home appraisal to confirm the property value. If you are paying cash, Matt will discuss the option of ordering an appraisal or not. Finalize loan documents, lock in interest rate, and get final approval. Be certain all financial documents are submitted on time to the lender.

11. Final Walkthrough and Closing Preparation

Conduct the final walkthrough to verify repairs and property condition. Review the closing disclosure statement for final costs and terms. Arrange for homeowner's insurance and start the utility transfer process.

12. Closing!

This is it, meet Matt at the title company, sign the final paperwork, transfer the funds, and the seller will hand over keys, codes, and property access. If you can't make it into town or choose to close by mail, Matt will help facilitate all of this for you.

13. Move in and Post-Closing tasks

Change locks, security codes, and mailing address if you are moving full time. Do you need help with hiring service providers? Lawn, pool, window cleaning, pest control, we can help with it all. Schedule any renovations, landscaping, or interior design updates. The home is yours!
