The Listing Process
01. Let's Talk
Meet with Matt Schrimpf to discuss your plans, goals, and aspirations. Matt wants to hear from you and fully understand what is guiding you in making this decision. What is the driving force? What can Matt deliver from this meeting that will help you the most? Most importantly, Matt wants to hear what you love about your property. More likely than not, what you love about your home is what the next buyer will fall in love with as well. If you can articulate your favorite features, it will help Matt properly assess the property's qualities and characteristics and share those features with prospective buyers! What updates have you done to the home? What are all of the hidden features that are not seen unless they are shown? These are the small details that often sell a home and are the things that add large value to a property!
02. Getting the Property Ready
From cleaning up the landscaping, applying a fresh coat of paint, and rearranging furniture to a full-on stage job, Matt is ready to help you get your property in top shape to hit the market. It can be as simple as a discussion between you and Matt or we can easily bring in professional resources to help us make decisions and needed changes to the property. Does your home need some maintenance completed before it hits the market or maybe it just needs a professional deep clean? Don't worry Matt and his team have specialists who can help with all of that. The Schrimpf Real Estate Group will ensure the property is visually ready for showing. Then Matt will schedule the professional photo shoot, create a 3D floor plan, and prepare a listing description. Matt will also make certain you have successfully filled out a MO Sellers Disclosure form and see if you need any assistance doing so.

04. Will be Going Live
Your property will be broadcast to the world. This happens instantly and will be seen all over the internet! It is broadcast on Berkshire Hathaway HomeServices and will be syndicated to hundreds of partner sites including but not limited to Zillow, Realtor.com, Homes.com, and so many others for the duration of the selling process.
05. Spreading the Word
Matt's team gets to work and creates marketing materials of many different shapes, sizes, and applications. We produce beautiful print collateral to strategically showcase your property as well as make sure that it is displayed across the internet in its best light! Matt will develop and execute an intelligent paid marketing plan in relevant publications. He will strategically place it on billboards, television, radio, magazines, phones, and every multimedia device you can think of! Property signs will be produced and placed outside the property. Social media will be abuzz with the attention your new listing is having on the market. If there is a medium of advertisement, The Schrimpf Real Estate Group will more than likely use it to market your home!
06. Analyzing Feedback
Every time there is a showing, Matt will work to obtain feedback. What did the agent think? What did the buyer think? How do we interpret this feedback? Is there anything we can take from the feedback to improve showings next time? Do we hear the same feedback time and time again? What feedback should we work to rectify and what feedback do we not worry about? These are all things that you need to discuss with your agent. That is where we come in! We will be here every step of the way to ensure all of this is handled to give your home the best chance of selling!
07. Getting an Offer
Now our work starts to show rewards! Hopefully, this comes quickly but sometimes it takes time. There are several factors that determine how quickly an offer is received, but every offer is to be taken seriously and communicated with the seller. Nearly every offer has something positive about it. What can be done to make this offer work for everyone? Again, timeliness is critical, and having an agent who can make himself available is extremely important.
08. Negotiations
This is the fun part! Some people like to negotiate and some don't. Some like to negotiate and don't even know it! There is no absolute best way to negotiate, it often is determined by who you are negotiating with and how quickly you can pick up on their techniques so you can adjust yours. Once we receive an offer Matt will contact you to review the terms of the offer and to analyze the pros and cons. Together you will decide how to respond to the offer. You are the boss but Matt will be your coach and offer suggestions, creative techniques and strategies that will help us get to our goal. In general we will respond in one of 3 ways: by accepting the offer, rejecting the offer, or making a counter offer. That is the first thing we decide and then we will break each of those ways into detailed tactics. Matt has taken and continues to take classes, read books, use practical experience, and listen to professional negotiators to pick up on and become an expert negotiator. Matt is not pushy in his negotiations but will offer different perspectives and different scenarios that he wants you to consider and evaluate as you work together to formulate a successful plan.
09. Escrow
Once a contract has been agreed to and signed by all parties, an escrow will be opened, title will be ordered and the buyer's contingency period will begin. Timelines for the completion of buyer and seller responsibilities will be listed in the purchase contract and adhered to in the escrow. Matt will keep a close eye on the timelines and ensure that you are in compliance with your responsibilities, while also holding the other side to task to ensure the process keeps progressing. Major milestones during this time are earnest money deposit, title commitment review, inspections, appraisal, and financing commitment. Each of these are crucial to the overall closing process and have a significant impact on the trajectory of the closing. Inspections are often the end of transactions. It is a proven fact that how the agent handles the inspection plays a huge role in the outcome of the transaction. Inspections often become a renegotiation time period and as a seller you have to understand this. This is where your agent has to be a problem solver. A doer! Someone who makes things happen. Do you need estimates, jobs completed, referrals to complete work? Especially if you are an absentee owner and or you are a busy individual how are you going to get this done? How are you going to manage this in addition to managing the life you have back home. The answer is you have Matt Schrimpf working for you and he uses his experience and contacts to get you options and needed information so you can make decisions that will give us to closing!
10. Closing
Matt will closely monitor and coordinate all of the details necessary to get you to the closing table. Matt will work with you to discuss possible walk throughs, closing locations, funding arrangements, utility transfers, and final numbers that are provided by the title company. All of this will happen smoothly so you money and keys can both exchange hands and everyone can celebrate. Even with careful planning sometimes things do pop up that take last minute adjusting or flexibility. This is where hard work, experience and commitment show up. If it can be accomplished this is where Matt will make it happen. There may be a few loose ends to be tied up after closing but he and his team will be very thorough in making sure all is finished and everyone can move on from the successful transaction. To him this is not just a deal, this is a continued relationship Matt's commitment to his client is that they will walk away feeling good about how they were treated, the results they ended up with and be confident that Matt did all he could to represent them to the best ability.
