The city of Grove is the largest city on the Grand Lake O’ The Cherokees with a population of 5,573 in the year 2003. Grove, situated on the eastern shores of Grand Lake O’ The Cherokees, is the largest city on the lake. The city is situated in Delaware County, Oklahoma. Delaware County is adjacent to Ottawa County to the north, the Counties of Adair and Cherokee to the south, and the Counties of Mayes and Craig to the west. Located in the northeast corner of Oklahoma, Grove is also adjacent to Missouri to the northeast and Arkansas to the east. The state of Kansas is just a stone’s throw away to the north.

The city of Grove is nestled amidst the rolling green foothills of the Ozark Mountain Range, just off the north eastern shores of beautiful and scenic Grand Lake O’ The Cherokees, with the river-like waters lapping its shoreline. The city sits 742 feet above sea level and has a total area of 9.1 miles, 9 miles of land and 0.1 miles of water.

Grove is 93 miles southwest or a 1 hour and 45 minute drive to Tulsa, the second largest city in Oklahoma, and 198 miles further southwest or a 3 hour and 30 minute drive to Oklahoma City, the capital of Oklahoma.

Kansas City, Kansas is 203 miles north or a 4 hour and 50 minute drive. Little Rock, Arkansas is 263 miles southeast or a 5 hour drive. Topeka, Kansas, the state’s capital is 251 miles northwest or a 5 hour and 30 minute drive. Springfield, Missouri is 120 miles northeast or a 2 hour and 15 minute drive.

Listen to the sweet gospel and down home country music offered at the Kountry Kuzin’s Jamboree Music Theatre. There are countless hidden treasures waiting to be discovered in Grove.

If the great outdoors is more to your liking, take advantage of the 2 beautiful city parks, and 7 nearby state parks. The local parks, Kiwanis Park and Grove Springs Park, offer such amenities as picnic areas including grills, playgrounds, swimming and more. Bernice State Park is also located within the Grove city limits. Take the kids on a week-long trip at one of the safe, well-cared-for tent campsites. Also in Grove is Grand Golf Works, a lighted golf practice range which offers lessons and golf repairs.

• Special Attractions/Events

Built in 1940, the historic Pensacola Dam is the longest multiple arch dam in the world. It safely dams 46,500 of water, along 1,300 miles of shoreline -- creating the Grand Lake O’ The Cherokees. Visitors from all over come to enjoy the free tours of this historic site that are offered during the summer months. For the adventuresome, try “Four Wheelin’ at the Dam” offered at the base of Pensacola Dam.

With its scenic views and water activities galore, Grand Lake O’ The Cherokees has plenty to offer. The lower lake is mostly open water and has great depth, while the upper lake has more river-like conditions. One of the hottest fishing spots in mid-America, the Grand Lake O’ The Cherokees is well-known for its largemouth and spotted bass fishing.

Visit the historic Cayuga Mission Church, built in 1886 by Native American, Mathias Splitlog. He constructed the church out of local hewn limestone in honor of his wife, Eliza. The care with which Mathias built the church is evident in the highly decorated interior showcasing detailed hand-carved wood. The bronze bell first rung in 1896 is still rung today calling worshippers of all denominations to the church’s doorsteps.

Tour Har-Ber Village, one of the largest antique museums in the nation. Har-Ber Village is an historic site, reconstructing an entire village from the turn of the century (late 1800s to early 1900s). The Village consists of over 100 reconstructed buildings and antique collections. Har-Ber Village was built by Harvey and Bernice Jones with painstaking care and love in honor of our Midwest heritage for the public to enjoy.

The historic Cayuga Mission Church was built in 1886 out of locally hewn limestone by Native American, Mathias Splitlog, for his wife, Eliza.

The historic Corey Hotel was built by Colonel Charlie Corey in 1909.

Har-Ber Village is one of the largest antique museums in the nation.

Lendonwood Gardens is a 3-acre botanical garden nurturing over 1,500 different plants, including a large collection of chamaecyparis trees and rhododendrons.

Every property has some kind of easement--utility, water and sewer or driveway easements which give access to landlocked parcels. As a property owner, you may be affected by easements at some point.

The easement in gross is the most common type of easement used by public utilities. These easements are often under or above the ground, so they do not consist of actual land. If a utility gains the right to an easement in gross over your land, it must pay you for the diminishment in value of your property.

Easements by prescription become easements simply through unchallenged use by the landowner for a specified number of years (usually 10-20). To avoid such an occurrence, the landowner must periodically make a formal objection to "start the clock over".

The most familiar type of easement is easement appurtment that allows access to public roads and is used to create driveways and walkways for subdivided parcels. This type of easement should be treated by both landowners (and beneficiaries) as actual land parcels to be described and recorded meticulously.
